Roofs are expected to last many years, however, there are things that can cause damage to your roof and shorten its life span. In today’s post, local asphalt and tile roofing contractor B&M Roofing discusses the greatest causes of roofing damage.
1. Ultraviolet radiation — Prolonged exposure to Ultraviolet (UV) radiation can damage asphalt shingles by causing degradation on the asphalt layer. This is why asphalt shingles have an outer layer of granules. They don’t just add color to the roof; they also shield the asphalt layer from exposure to UV rays. UV radiation can also degrade the outer coating on metal roofs, however, reflective coatings can help reduce its effects.
2. Wind — Many people equate wind damage with storm damage, but the former can happen even on a clear day. High winds can lift shingles and allow moisture infiltration. Uplift can also happen when high winds hit a wall and change direction, pushing the roof upward at the eaves. On a flat roof with an unadhered outer layer, wind can get into open seams and tear the material off the roof, leaving the substrate exposed to the elements. Regular inspections can help prevent moisture-related damage on a wind-damaged roof.
3. Tree branches — Sharp tree branches can scratch at the roof’s surface and expose the underlying layers to the elements. These branches can also give small animals like raccoons and squirrels access to your roof. Keep the tree branches trimmed with at least ten feet clearance between the roofing surface and the outermost branches. This will also help reduce the risk of tree branches falling on your roof. A local arborist can trim tree branches without causing harm to the tree itself.
4. Leaves and debris — Leaves, twigs, and pine needles are more associated with clogged gutters than damaged roofs, but nevertheless, they can cause damage to most roofing systems. Various kinds of leaves and debris can get into crevices and retain moisture, which can cause shingles and framing components to deteriorate. In addition to trimming tree branches as described above, keeping the gutters clean and investing in a quality gutter protection system can help prevent damage to the roof caused by leaves and debris.
